What do these site terms cover?

Short answer

No figure published on this site is a quote. Every page here is general information for someone planning a kitchen in Saugus, California, and the only document that prices your kitchen is a written scope prepared after we have measured the room and opened a few cabinets.

Everything written here applies to work in the Santa Clarita Valley, and we only take jobs there.

Where a number, a name or a date has not been settled, it appears on the page as a bracketed marker rather than a guess. A token means the value is unconfirmed. It never stands in for a price we already know.

Numbers on this site

The worked example on the cost page is an illustration. It shows how the budget divides between cabinets, counters, labor and the trades, and several of its lines carry tokens. Nothing in it has been measured against your floor plan, your appliance list, or the condition of the drain line under the slab. The same applies to any duration on the schedule page. That page describes the order the work happens in, not how many weeks your kitchen will run.

Sources we cite

Resale figures for a fixed 200 square foot kitchen in the Los Angeles metro come from an annual remodeling study, available on the Los Angeles metro page. That is an average drawn across a very large region, not our pricing, and no kitchen in Saugus is the average kitchen. Permit rules come from the city's amended code chapter, and the building office places the duty to obtain permits on the property owner. The ceiling on minor unpermitted work, lifted from $500 to $1,000 in January 2025, comes from the agency that issues those licenses. All of it was accurate on the day we read it. Code is amended and fee schedules change. If a decision of yours depends on one of these, open the source and confirm it before acting on our summary.

Worth knowing. Countertops and cabinets under eight feet are exempt from a building permit in Santa Clarita, and the same section of the code says the plumbing, electrical and mechanical work behind them is not. The permits page works through what that means for a kitchen.

Yours to keep whether or not you hire us. Hand it to another builder and set a second number against it. We would rather be compared line by line than hired without comparison.
The signed contract
The only document that governs work we actually do. Nothing on this site varies it, and where a page here and the contract disagree, the contract governs.
A change during the job
Priced in writing before it happens, not settled at the end. That paperwork amends the contract, and no page on this site does.

Photographs and text

The pictures on this site illustrate the work and the materials. They are not photographs of kitchens we finished, and not one of them is captioned as ours. When we publish our own work it will be marked as ours, with the location and the duration. Until then the finished work page stays empty rather than borrowing another company's job. The writing and the layout are ours. Quote a line with a link back to it, but do not copy a page.

Can I hold you to a number I read here?
No. What is published here is a metro benchmark and an illustration built from tokens. The written scope after your visit is the first document specific to your kitchen, and it is the one we stand behind.
Do these terms change?
They can. The version on this page is the one that applies, and it replaces anything you read here before it.
